The People's Committee of southern Dong Nai city has approved the reserve land prices to serve as starting bids for auctioning land use rights across four plots—designated KH1, KH3, KH5, and KH6—within the Long Thanh International Airport City development project.
The land plots are situated in Long Thanh Ward and fall under Subcomponent Project 4 of the Long Thanh International Airport Phase 1 investment project.
Under Decision No. 32 issued by the municipal People's Committee, the total site area put forward for auction spans over 41.3 ha across four parcels of varying sizes.
These areas are designated as transportation infrastructure land intended for executing the Long Thanh International Airport City subcomponent project. The valuation serves as the legal baseline for organizing the auction of land use rights under the approved auction plan.
In terms of urban planning benchmarks, developments across the plots are capped at a maximum height of 10 stories, with a building coverage ratio of approximately 40% to 45% and a maximum floor area ratio (FAR) of 7.0, adhering to the National Technical Regulation on Construction Planning.
According to the decision, plot KH1 carries a reserve price of over VND103.9 billion ($4 million); plot KH3 stands at over VND238.33 billion; plot KH5 at over VND59.06 billion; and plot KH6 at over VND16.66 billion. Plot KH3 constitutes both the largest individual land area and the largest share of the cumulative starting price.
The combined reserve price for all four parcels totals roughly VND418 billion (nearly $16.2 million). This aggregate value serves strictly as the starting bid floor for the land auction, rather than the final winning tender price.
Regarding the land allocation format, the State will lease the plots through a competitive land use rights auction, with a lump-sum rental payment covering the entire lease tenure. The lease period will run from the date the People's Committee issues the formal land lease decision through December 31, 2050.
Under the previously approved auction framework, the remaining land use tenure stood at 24.4 years as of the valuation cutoff date. The official valuation date was pegged at August 25, 2026, pursuant to the decision approving the auction scheme for plots KH1, KH3, KH5, and KH6.
